Steer 2.1 — Self-Hosted Data

Property data now runs on self-hosted government datasets. VOA Rating List (2.3M records) and CCOD ownership data replace the paid PropertyData API, saving £336/year.

  • VOA Rating List — 2.3 million commercial property records with floor areas, rateable values, and descriptions
  • Market rent derivation — rateable values converted to estimated market rents using sector-specific uplift factors
  • CCOD ownership data — Land Registry corporate ownership records integrated into property lookups
  • "Try Asking" section on homepage — example queries to help new users get started

  • Replaced PropertyData.co.uk API with self-hosted data (saves £336/year)
  • AI SDK upgraded to v6 — uses stopWhen(stepCountIs) pattern for tool execution
Fixed3 changes
  • Historic England lookups now use ArcGIS FeatureServer (previous API was blocked)
  • Tool execution errors no longer crash the chat stream silently
  • Stream keepalive prevents connection drops during long tool operations
